Frequently Asked Questions
Have a question about loft boarding, ladders, insulation or storage? Below are answers to some of the questions we’re most frequently asked by homeowners across Cumbria and Southwest Scotland.
Can my loft be boarded for storage?
Most lofts can be adapted to provide useful storage, but every property is different. We’ll inspect the joists, insulation, available headroom, access and ventilation before recommending a suitable solution.
Will loft boarding squash my insulation?
No. We install our loft boards on a strong, treated-timber subframe that raises the storage platform above the insulation. This allows the insulation to retain its depth and effectiveness while maintaining an important airflow gap underneath the boards.
Why shouldn’t boards be fitted directly over insulation?
Fitting boards directly onto insulation can compress it and reduce its thermal performance. It may also restrict airflow and contribute to moisture or condensation problems. Raised boarding creates storage space without compromising the insulation underneath.
What type of loft boards do you use?
We use strong, moisture-resistant flooring-grade loft boards designed to provide a durable and stable storage platform. The exact specification will be discussed during your free loft survey.
Is a boarded loft suitable as a bedroom or living space?
No. Our loft boarding systems are intended to create storage space, not a habitable room. Turning a loft into a bedroom, office or living area normally requires a full loft conversion and may need planning approval, Building Regulations approval and structural alterations.
How much of my loft can be boarded?
This depends on the size, structure and layout of your loft. We can create anything from a small storage platform to a larger boarded area. During your survey, we’ll measure the space and discuss the best option for your requirements and budget.
Can you install a new loft ladder and hatch?
Yes. We install a range of quality loft ladders and insulated loft hatches, including larger timber ladder and hatch systems. We can also alter or enlarge an existing opening where the property allows.
Can you replace my existing loft hatch?
Yes. We can remove an old or unsuitable hatch and install a new insulated loft hatch. Where necessary, we can form a correctly sized opening and fit suitable timber trimmers and finishing architraves.
Do you install loft insulation?
Yes. We provide loft insulation upgrades and top-ups to help bring insulation closer to current recommendations. We can assess the condition and depth of your existing insulation during your free survey.
Can you remove old loft insulation?
Yes, depending on its condition and the requirements of the job. We can discuss removing, bagging and replacing old insulation following an inspection. Any disposal arrangements and costs will be clearly included in your quotation.
Do you install loft lighting?
Yes. We offer practical loft lighting options, including remote-controlled battery-operated lights, to make your new storage area safer and easier to use.
Do you install loft shelving?
Yes. We can install truss shelving to make use of otherwise wasted space between the roof trusses. Shelving can provide additional organised storage while keeping the main boarded walkway clear.
How long does installation take?
Many standard loft storage packages can be completed in one day. Larger or more complex installations may take longer. We’ll give you an expected timescale before the work begins.
Will there be much mess?
We take care to protect your home and keep disruption to a minimum. Our team works cleanly and will leave the working area tidy after the installation. Any waste-removal arrangements will be confirmed in your quotation.
What can I store in my boarded loft?
A boarded loft is suitable for normal household storage such as suitcases, seasonal decorations, clothing and keepsakes. Heavy items should be spread evenly and only stored following the advice provided after we assess your loft.
Do I need to empty my loft before the work begins?
Ideally, the installation area should be clear before we arrive. If you already have belongings in your loft, let us know during the survey so we can discuss what needs to be moved before work starts.
Do you require a deposit?
We don’t normally require a deposit. Payment is generally made once the agreed installation has been completed. Full payment details will be included in your quotation.
Which areas do you cover?
We cover homes throughout Cumbria and Southwest Scotland, including Carlisle, Workington, Whitehaven, Penrith, Keswick, Cockermouth, Maryport, Wigton, Silloth, Aspatria, Cleator Moor, Egremont, Millom, Appleby-in-Westmorland, Brampton, Longtown, Annan and Dumfries.
If your location isn’t listed, please contact us—we may still be able to help.
How much does loft boarding cost?
The cost depends on the size and layout of your loft, the amount of boarding required and whether you also need a ladder, hatch, insulation, lighting or shelving. We provide clear, no-obligation quotations tailored to each property.
